Welcome to the Public Consultation website for Hallam Land’s proposed development at Land at Manor Farm, Alsager.

Hallam Land (Hallam) is a subsidiary of Henry Boot group, who have been at the forefront of construction and civil engineering in the UK for over 138 years. Today, the Group is established as one of the leading land, development, property investment and construction based companies in the country.

Hallam was established over 35 years ago as the land promotion business of the wider Henry Boot group and have significant experience in promoting and delivering strategic land. The company has now become one of the country’s leading land promoters with established offices in Glasgow, Leeds, Northampton, London and Bristol. Hallam’s North Midlands region and head office are located at the Isaacs building in Sheffield City Centre.

Hallam have established an outstanding track record of master planning sites to deliver sustainable and attractive housing developments where people want to live. Hallam have also promoted land for a number of other uses, including offices, employment, retail, motorway service areas and renewable energy production. Whilst Hallam work widely across the UK, we are very familiar with Alsager and with the specifics of Cheshire East.

Hallam Land will submit their Outline Planning Application to Cheshire East Council shortly, but while the proposals evolve, they want to reach out to the local community to seek your views on their vision. They would very much appreciate your thoughts on the proposals and details of how to provide these can be found in our feedback section.
Where is the site?
The site is located at Land at Manor Farm, immediately to the west of the Alsager settlement, within the administrative area of Cheshire East Council. It covers approximately 5.55 hectares of greenfield land, currently used for agricultural purposes, and has historically been undeveloped land.

The site is of an irregular profile comprising of two larger greenfield land parcels to the north and south of Manor Farm joined together by a narrower plot which sits between Manor Farm and the boundary of neighbouring residential development. The site is bounded by existing trees, hedgerow and Manor Farm to the west and sits comfortably with the existing settlement profile of Alsager where the recently completed redevelopment of the former Manchester Metropolitan University (MMU) campus encloses the site to the north, east and south. Vehicular access points will be from William Howell Way and Hulse Way, with access from Cliff Aucott Crescent retained as an active travel and emergency access.

Why here?
Hallam Land believe it is important to bring this Outline Planning Application forward at this site to meet local housing priorities and align with changing housing need from national planning reforms, as a result of the newly elected Labour Government.
Hallam Land strongly believe that this site represents an important opportunity to deliver high quality new market and affordable homes for Alsager and the surrounding areas, as well as other benefits including public open spaces, trim trails and green routes particularly along the existing Public Right of Way which forms the western boundary of the application site. The proposals, by delivering a diverse mix of open market and affordable homes, will open up opportunities for home ownership in this area.
The site is sustainable and ready for development, and therefore the purpose of this consultation is to prepare an Outline Planning Application that puts public views and feedback at its core, to ultimately deliver a high-quality development that the Alsager area deserves.
